Earlier this year, we talked about the downtown real estate boom: One Park Place, the apartment tower under construction at the edge of Discovery Green; Houston Pavilions, the retail and office complex being built on Main Street; and a few skyscrapers in the planning stages. Well, the Houston Business Journal reported on one of those proposed new buildings Friday: a 47-story skyscraper being planned by Hines in the 800 block of Main Street. There...

Remember the 37-story apartment tower announced last May for a block overlooking Discovery Green? KHOU reports that foundation work began this weekend, when about 800 cement trucks dumped their contents into the big hole at the corner of Austin at Lamar. And downtown observers are all atwitter: "I think that Houston will see a lot more residential development downtown. I think this is a lead project for many to come," said architect Jeffrey Ryan...

If you've missed the fountains at Main Street Square, which have been turned off since a hard freeze six weeks ago screwed up a seal between two pipes, there's good news: The fountains are back. We'll give you a few minutes to celebrate. Honestly — and Houstonist goes past Main Street Square pretty frequently — we hadn't even realized anything was wrong. It's been windy the last few weeks, so we figured the fountains were...

We thought we'd take a stroll by Minute Maid Park to see what was going on at the site of the former William Penn Hotel, located at the corner of La Branch St. and Texas Ave. With the past exploits of Spire Realty, who chose to demolish the hotel one year ago, we were sure that perhaps something interesting was in the works. Unfortunately, the most activity that has occurred is the pouring of a...

More on Houston Pavilions, the three-block retail/office/entertainment complex to be built at Main and Dallas downtown: We noted earlier this week that plans for 200,000 square feet of residential space in the project have been scrapped despite a supposedly hot downtown residential market. Now we have a reason for the change in plans from project developers Geoffrey Jones and William Denton: The parking would have made rent too high.

At times, we've looked at all the apartments going in downtown and wondered how many people actually lived there. The answer, according to the Chronicle, is quite a few: The occupancy rate for downtown apartments is 89 percent and seems to be growing. That's up 6 percent over last year; by contrast, demand for apartments citywide decreased by 1.7 percent in the last 12 months. The main reason: convenience. "Our kids are grown and gone,"...

We were starting to wonder whether anything was going to happen with Houston Pavilions, the retail/entertainment/residential/office complex planned for three blocks on the south end of downtown. After all, the land sale was completed in mid-January, and we haven't heard much since House of Blues and Lucky Strike signed on as tenants. But now there is news: The developers have secured $140 million in financing and groundbreaking is set for Nov. 6.

That building going up next to Bayou Place — Phase II — is that going to be more Bayou Place-like things (restaurants, clubs, destinations)? For some reason, I get a non-fun vibe off that building. You're right about the non-fun vibe: Bayou Place II, which was actually built out in the part of the former Albert Thomas Convention Center west of Bagby Street, will house "loft office space" (which, we assume, means large windows, exposed...

Today's Chronicle has more on Lucky Strike, the upscale "bowling lounge" that recently signed on as a tenant in the proposed Houston Pavilions complex downtown. Houstonist has long been a fan of Palace Lanes, so we were interested to hear how Lucky Strike will stack up: Unlike tenpin alleys of the past, Lucky Strike allows people to sip martinis on elegant modern couches. In fact, Lucky Strike calls itself a bowling lounge, not a bowling...

The future Houston Pavilions shopping and enrtertainment complex downtown has a new tenant: Lucky Strike, an upscale Hollywood-based bowling alley and bar. Lucky Strike will join anchor tenant House of Blues in the three-block development at Main and Dallas.

This has really been the month for speculation about Houston Pavilions, the proposed downtown retail, office and residential complex. First came the news that the land sale was complete for the three blocks HP is supposed to sit on, and then today we have word that House of Blues has signed on as the project's first major tenant.

Looks like the rumored Houston Pavilions shopping and entertainment complex downtown may be a step closer to reality — the company that owned the three blocks between Main, Polk, Dallas and Caroline has completed the sale of the land and agreed to lease its garage at 1313 Main St. to the project developers.
